What does Byron Kizzie do for L5 investors?
Byron decides whether a deal is strong enough for your capital, then makes sure it closes. At L5 he leads four things: underwriting, bank relationships, how each equity raise is structured, and the exit strategy.
The founders put it in one line: "She finds the deal. He makes sure it closes." Dr. Melynda Kizzie brings the opportunities in. Byron tests them until only the strong ones are left.
Underwriting.
Byron runs the numbers on every deal L5 considers. L5 reviews about 100 deals to choose the two to five that work. For you: by the time a project reaches the L5 fund, it has already survived the hardest test it will face.
Bank relationships.
He opens and manages L5's relationships with banks and lenders. For you: financing arranged by the person who answers for it.
Raise structure.
He decides how each project's capital stack is built, so the money fits the business plan. For you: a structure built for the plan, not for speed.
Exit strategy.
He plans the exit before L5 buys. "We know when we purchase it how we're going to leave it." For you: you know the way out before you go in.

What it means for you: your capital is underwritten by someone who has built through a full market cycle, from the job site up, and who has led at scale in two demanding worlds at once.
How did 20 years in the Army shape the way Byron invests?
The Army taught Byron to plan the mission, prepare for what can go wrong and take care of the people beside him. He runs every deal the same way.
"You don't charge a hill without recon. I don't buy a building without it."
Byron met Melynda while they were both serving in the U.S. Army. Today he is a corporate leader in the defense sector, and he brings that accountability to L5: clear plans, clear roles and follow-through. When a project hits a hurdle, he doesn't hand it off. He works it with the contractors, lenders and partners until it's back on schedule.
How did Byron learn real estate?
With a hammer in his hand. Byron and Dr. Melynda Kizzie didn't start with outside capital. They started by building houses themselves, tearing out bathrooms, floors and sheetrock. That's why Byron reads a construction budget the way a contractor does.
Hawaii taught him the model: build, rent, sell, with the founders' own money and their own homes.
Virginia taught him recon: three test homes before 25 acres, and a waiting list of renters before construction was complete.
2006 to 2008 taught him the down cycle: he built through the boom and kept building through the downturn. A hot market never makes his decisions.
Northeast Louisiana proved it for investors: a $2.25 million workforce housing development, buyers pre-qualified before ground was broken, and investors realized a 1.5x equity multiple, $1.50 back for every $1.00 invested, in under 15 months.
One project's results do not predict the results of any other project. Target returns are not guaranteed. All investments involve risk, including possible loss of principal.
Byron's advice to anyone starting out is the way he learned:
"Find a mentor, jump in a deal… That's how you get the muscle memory."
Does Byron invest his own money in L5 deals?
Yes. The founders put their own capital into the fund before bringing in investors. An early mentor gave Byron the rule he still runs on: "Treat their money like our money."
"Whenever you invest with us, we'll treat your money just like our money. There's no project we're going to do that we don't have some money in."
That standard is written into the structure. Under the L5 fund's offering documents, limited partners receive a preferred return and are paid before the general partners share in profits. Byron's share comes after yours. He doesn't ask you to take a risk he won't take first.
What can you ask Byron in your first conversation?
Anything. Byron would rather answer a hard question before you invest than after. Investors bring him questions like these:
You get straight answers from the person who underwrote the deal and lines up its financing. That conversation is the one thing at L5 Byron never delegates, and his calendar is shared with underwriting, lenders and a corporate leadership role. Claim a time while it's open.

Faith, family and purpose
Byron's faith in Jesus Christ is the foundation under everything he builds. He and Melynda do ministry together, and they make every major decision for their family and for L5 with wisdom, faith and purpose. They have three children, and the word "legacy" in L5's name is personal to them: both of their fathers owned real estate, and they intend to pass on more than they were given.
Their marriage is also their business partnership, and Byron is clear about why it works:
"I'll let you lead in your strength and you let me lead in mine, which makes us a very powerful team."
Does Byron speak to veteran groups and organizations?
Yes. Byron speaks on leadership, discipline and building legacy through real estate, from the Army to the job site to the investment committee. There is no fee for veteran groups and nonprofits; other engagements are arranged case by case. Request Byron as a speaker.
Talk with the man who underwrites the deal.
