The Upscale Hotel a Growing Northeast Louisiana Corridor Doesn't Have Yet

The demand is there. The upscale hotel isn't, yet. L5 Legacy Capital, a veteran-led real estate firm in Frisco, Texas, is bringing a shovel-ready, brand-committed boutique hotel to a growing Northeast Louisiana corridor with few upscale rooms. It is the first project in the L5 fund, open now to verified accredited investors.

Why a boutique hotel?

Because a hotel resets its price every night, while an apartment waits a year for its next lease. A well-branded, well-run hotel earns a higher rate as soon as the product and service earn it, so hands-on operation shows up in the numbers fast.

It is also the specialty of Byron Kizzie, our Managing Partner, who has delivered commercial and hospitality projects exceeding $5 million.

Location

Why this market?

Because the corridor is growing and the upscale room count isn't keeping up. Travelers who want an upscale stay settle for older, generic rooms or stay somewhere else. A branded boutique hotel can lead that market on ADR instead of fighting on price.

It is ground we know: we delivered our $2.25M workforce housing development here, pre-qualifying buyers before ground was broken.

Strategy

What is the business plan?

Deliver the hotel the corridor is missing, brand it, run it well and grow its net operating income (NOI).

1

Execute

Capital goes to work on a shovel-ready project so money builds instead of waits.

2

Brand & Open

Launch under committed brand with reservations and loyalty network day one.

3

Optimize

Professional management, revenue management and guest experience earning repeat stays.

4

Increase NOI

Higher ADR and occupancy, disciplined operating costs and mixed-use income.

5

Exit

Refinance or sell, whichever best serves investors when the plan is complete.

Underwriting

What are the target returns?

The project's underwriting targets an 18–22% IRR and a 2.0x equity multiple over the hold. IRR measures how fast the money grows; equity multiple measures how much comes back. Every project in the fund is underwritten to 2.0x or better.

One project's results do not predict the results of any other project. Target returns are not guaranteed. All investments involve risk, including possible loss of principal.

Risk Management

What could go wrong?

Hospitality operating risk, construction execution, brand standards, financing interest rates, market room supply, and illiquidity. Our answer: ~100 deals reviewed for 2–5 chosen, conservative underwriting, multiple exit paths, and founders' money in first.

Private Briefing
