L5 Legacy Capital
Family Offices · Frisco, Texas

A Great Deal With the Wrong Operator Is a Bad Deal. Meet the Operators.

Your team can model any deal. It can't model the operator who overpromises and goes quiet when a project slips. L5 Legacy Capital, a veteran-led sponsor in Frisco, Texas, investing in Texas and Louisiana, gives family offices direct access to the founders who source, underwrite and close every deal, plus education for the families you serve. We pay no referral fees.

A short call with Byron Kizzie, our Managing Partner. No referral fees. No client information needed.

What keeps a family office up at night about private real estate?

Sponsor risk. A strong asset in the hands of a careless operator still loses principal.

And the families you serve don't only hear from you. Principals, next-generation members and their friends are pitched private deals at dinners, at conferences and on their phones. Many are polished stories wrapped around thin underwriting. When a family member invests in the wrong one, the loss is financial, and the damage to trust lands on the office that was supposed to be watching.

The answer isn't saying no to private real estate. It's giving the family a way to tell the difference, with you in the room.

How does L5 work with family offices?

As an education and relationship partner, not a product pushed through your office.

Education for the families you serve

Private, invitation-only sessions for principals and next-generation members on how private real estate works: the capital stack, how a waterfall pays out, what due diligence on a sponsor looks like and how real assets fit a multi-generational plan. Free and educational. No offering details from your stage.

The Sponsor Due Diligence Checklist

The questions we'd want answered before investing a dollar with anyone, including us. Who has their own money in? Who gets paid first? When was the exit planned? How did the sponsor handle the last downturn? Give it to your analysts and to the family members who forward you pitches.

Verification through the professionals you already use

Under Rule 506(c), every investor's accredited status is verified. Your office's CPA or attorney can write a verification letter for a family investor, so verification runs through people the family already trusts.

Operators on call, and introductions both ways

Your office gets a direct line to two founders who work Texas and Louisiana growth corridors every day. Our investors include accredited professionals, business owners and veterans building wealth they intend to pass on; when they need the structure a family office provides, we introduce professionals we trust.

Why L5 Legacy Capital

Why would a family office trust L5 Legacy Capital?

  • Our money goes in first. "There's no project we're going to do that we don't have some money in." — Byron Kizzie, Managing Partner. The operator loses before the family does.

  • About 100 deals reviewed to choose two to five, and the exit is planned before the purchase. "We know when we purchase it how we're going to leave it." — Byron Kizzie
  • Operators who built it with their own hands: Byron is a 20-year Army veteran with 15-plus years in development and private equity, overseeing >$6M in acquisitions. Dr. Melynda Kizzie brings organizational leadership and deal-sourcing excellence.
  • Niche segments institutions overlook: Boutique hotels, workforce multifamily, self-storage, small commercial and development.
  • Realized result: $2.25M Northeast Louisiana workforce housing delivered a 1.5x equity multiple in under 15 months.
